What is a Listed Building?

Buildings can be listed at Grade II, II* or I.

According to Historic England, they're graded as:

  • Grade I - these buildings are of exceptional interest - only around 2.5% of listed buildings are Grade I

  • Grade II* - are particularly important buildings of more than special interest – less than 6% of listed buildings are Grade II*

  • Grade II - these buildings are of special interest – around 91.7% of all listed buildings are in this class and it is the most likely grade of listing for a home owner

Listed Building Consent

The National Heritage Trust places certain restrictions on Listed / Heritage properties, any modifications made without consent is a criminal offence. 

Listed Buildings are protected under the Planning (Listed Buildings and Conservation Areas) Act 1990 which states that “no person shall execute or cause to be executed any works for the demolition of a listed building or for its alteration or extension in any manner which would affect its character as a building of special architectural or historic interest, unless the works are authorised”.


To alter a Listed Building internally or externally, extend or demolish any part of it an application for Listed Building Consent must be made to the local planning authority in your area. A decision is usually made within 8 weeks.
