Listed Building Consent
The National Heritage Trust places certain restrictions on Listed / Heritage properties, any modifications made without consent is a criminal offence.
Listed Buildings are protected under the Planning (Listed Buildings and Conservation Areas) Act 1990 which states that “no person shall execute or cause to be executed any works for the demolition of a listed building or for its alteration or extension in any manner which would affect its character as a building of special architectural or historic interest, unless the works are authorised”.
To alter a Listed Building internally or externally, extend or demolish any part of it an application for Listed Building Consent must be made to the local planning authority in your area. A decision is usually made within 8 weeks.
We can prepare your application accurately detailing both the current state of your listed building and the proposed changes including:
- Detailed drawings of floor plans, elevations and sections.
- A Heritage Statement which assesses the significance of the listed building and the potential works impact on its character and historical value.
- A comprehensive description of the proposed works detailing all the alterations, restorations or demolitions planned.
- Specification of all materials and techniques and the potential impact on the building.
